Occupi, Inc. ("Occupi" or "we") is modernizing payments and screening for tenants and property managers. This End User Privacy Policy (the "Policy") is meant to help you (the "end user") understand how Occupi collects, uses, or shares your data when you interact with Occupi's products or services -- for example, when you use Occupi to pay rent or apply for housing. Occupi respects the privacy of its users, and we take the privacy and security of your data seriously.
This Policy only addresses end user accounts, and does not apply to commercial or business accounts or related data. This Policy also does not apply to job applicants or employees.

Please note: If you are a new customer, we can begin sharing your information 30 days from the date we sent this notice. If you're an existing customer and have opted out previously, you don't need to update your privacy choices again. When you are no longer our customer, we continue to share your information as described in this notice. However, you can contact us at any time to limit our sharing using the details above.

What We Do
How does Occupi protect my personal information? To protect your personal information from unauthorized access and use, we use security measures that comply with federal law. These measures include computer safeguards and secured data. We restrict access to your personal information to our employees and affiliates who need to know that information to provide your products and services.
How does Occupi collect my personal information? We collect your personal information, for example, when you:
- Open an account
- Provide account information
- Use your credit or debit card
- Apply for a lease or insurance
- Provide account information or give us your contact information
- Show us your government-issued ID or driver's license
- Transfer funds
- Tell us where to send money
We also collect your personal information from others, such as credit bureaus, affiliates and other companies.
Why can't I limit all sharing? Federal law gives you the right to limit only:
- Sharing for everyday business purposes of our affiliates
- Sharing for affiliates to market to you
- Sharing for nonaffiliates to market to you
State laws and individual companies may give you additional rights to limit sharing. See below for more on your rights under state law.
Definitions
Affiliates: Companies related by common ownership or control. They can be financial and nonfinancial companies. Occupi, Inc. has no affiliates.
Non-affiliates: Companies not related by common ownership or control. They can be financial and nonfinancial companies. Non-affiliates we share information with could include insurance companies, direct marketing companies, payment processors or providers, and banks, among others.
Joint Marketing: A formal agreement between non-affiliated financial companies that together market financial products or services to you. Joint marketing partners could include financial services companies, such as banks, insurance providers, investment companies, securities broker-dealers and credit card companies.
Other Important Information
Call Monitoring and Recording: If you communicate with us by telephone, we may monitor or record the call.
Rights Under State Law: You may have privacy rights under various state laws. We will comply with these laws to the extent they apply.
For California Residents: We will not share information we collect about you with nonaffiliated third parties, except as permitted by law, including, for example, with your consent or to service your account.
For Vermont Residents: We will not share information we collect about you with nonaffiliated third parties, except as permitted by law, including, for example, with your consent or to service your account.
Occupi Privacy Policy
Occupi, Inc. ("Occupi," "we," or "us") respects the privacy of all users and is committed to protecting all Personal Information. This privacy policy describes the information we collect from end users and our practices for using, storing, and sharing that information.
Types of Information
Personal information includes any information directly or indirectly relating to an identified or identifiable individual. Examples of personal information Occupi may collect include:
- Contact information: Legal name, street address, phone number, email address
- Payment information: Bank account, routing number, name on account
- Account information: Username and password to access Occupi
- Usage information: Contact form submissions, log in events, payment submissions, clicks, etc
- Other information: Any other information you choose to provide in the course of using the services we provide
Information we receive from others includes personal information about you from third-party sources. Examples include:
- Banks and financial institutions: If you choose to link a bank account, we may receive financial information such as account balance, account owner details, and transaction history. We use third-party bank account verification providers, such as Plaid Inc. ("Plaid"), to connect your Occupi Account with your bank account(s). Plaid's use of your personal information is governed by Plaid's Privacy Policy.
- Service providers and linked account data: We work with third-party providers to process payments, authorize transactions, and facilitate account transfers. By using our Services, you authorize us and these third parties to take actions on your behalf, such as debiting your account.
- Credit reference agencies: We may receive credit-related data, including credit scores, credit inquiries, and payment history. We work with third-party providers, such as Trans Union, LLC, to provide background check, screening, and credit report information when you submit a rental application through us.
- Property management software: If your landlord or property manager utilizes property management software (PMS) and has enabled information sharing between Occupi and their PMS, such as Rent Manager or Yardi, we may receive information from the PMS such as your unit (or prospective unit), fees, outstanding balance, and related information.
- Social media platforms: If you interact with our Services via social media, we may receive information you permit the platform to share based on your privacy settings.
- Publicly available sources: We may obtain public information to contact you, send marketing materials, or personalize our Services.
Service information includes information relating to the specific service Occupi is providing to you, such as requesting a background check to apply for tenancy. Examples include:
- Social security number, date of birth, and ZIP code for identity verification
- To the extent permitted by applicable laws, reports of criminal records, sex offender registrations, and other information about you and/or your background
- Date of lease, lease amount, and terms of lease agreement
- Business name, state of registered entity, properties owned
Automatically collected information includes data gathered from your devices and access point when you visit our site or use our services. Examples include:
- Device and technical data: IP address, geolocation data, hardware model, operating system details, device identifiers, browser type, mobile network information, device performance, and interactions with our Services
- Platform and browser data: Information about the platform and browser you use to access Occupi
- Referring source: The website or app from which you navigated to our Services
- Transaction data: Information about your transactions when using our Services, including date, time, amount, merchant details, and ATM information
- Usage data: Pages visited, time spent, features used, and activity logs
- Location information: If location services are enabled, we may collect your geolocation and IP address to help protect against fraud. You may disable location permissions in your device settings at any time.
Collection of Information
Occupi may collect personal, service, and automatically collected information in the following manners:
- Directly from you when you complete a form, register, or log in to an active account with Occupi
- Through your other interactions directly with Occupi on another platform, such as social media, email, or phone
- Automatically through third-party marketing and analytics tools including cookies, or similar technologies
- From linked accounts and financial institutions, when you choose to connect a bank account or authorize data sharing through a service provider (e.g., Plaid)
- From third parties, including consumer reporting agencies, identity verification services, service providers, and publicly available sources
Children Under 18
Occupi is not intended for use by children under 18 years old, and we do not knowingly collect information about children under 18. If you are under 18 years old, do not enter any information into any forms or features of Occupi. If you believe we have unintentionally obtained information about a child under the age of 18 without parental consent, please contact us at help@occupi.app for deletion of information.
Usage of Information
Collected information is used in a variety of manners to deliver services, including the following:
- Communicating with you
- Processing rent payments and other customer requests or transactions
- Detecting and preventing money laundering, fraud, abuse, and security incidents
- Complying with legal obligations (such as anti-money laundering regulations)
- Collecting and screening tenant applications
- Authenticating use of the services
- Developing, testing, and improving the services
- Establishing and retaining a customer database for account management and broader administration of our business operations
- Carrying out legal and contractual obligations, including financial transactions
- Evaluating financial needs and providing information about products or services that may be relevant or of interest
- Advising or communicating with customers about services, updates, promotions, or new opportunities related to our offerings
- Aggregating and anonymizing data for analytics purposes
- Advertising our services to you
- Short-term transient use
- Any other purpose consented to by you
Occupi includes a feature to share an Occupi listing to a third party, such as social media or online marketplaces. Occupi does not own or control these third parties and is not responsible for data collected by third parties if you click or interact with Occupi content via a third party. We recommend you familiarize yourself with the privacy policies of those third parties prior to engaging with content on their platforms.
Sharing Information
Occupi may share your information in the following circumstances:
- With employees and agents of Occupi for customer service, account administration, verification, and other operational purposes
- With third-party service providers under controlled conditions: Occupi shares information with trusted third-party providers -- such as Stripe, Plaid, Twilio, Rent Manager, TransUnion, and Yardi -- to facilitate and support the services offered within Occupi. These parties are required to comply with applicable privacy and security laws, including safeguarding requirements, and may only use the information for the contracted purpose.
- With payment processors, networks, clearinghouses and banks to facilitate payments you authorize through Occupi
- With Occupi landlord and property manager users, and their property management software (PMS), to allow landlords and property managers to collect and review applications from prospective tenants.
- With Occupi tenant users or prospective tenants to provide tenants with information about their landlord or property manager, or prospective landlord or property manager.
- If SMS messaging is enabled, with phone carrier(s) and related third-party service providers to facilitate SMS services.
- For legal, regulatory, or security purposes: Occupi may disclose information when required or permitted by law, including to comply with subpoenas, court orders, or regulatory inquiries; to meet obligations under anti-fraud, anti-money-laundering, and other legal requirements; to protect the rights, privacy, safety, or property of Occupi, users, or the public; and to respond to requests from government agencies or law enforcement.
- With affiliates, subsidiaries, or commonly-owned entities (if applicable): As permitted by the Fair Credit Reporting Act (FCRA), Occupi may share transaction or experience information with its affiliates.
- For marketing, product, or service purposes: Occupi may share information with third parties assisting with marketing services or joint service offerings, consistent with applicable privacy regulations. Any such sharing occurs under confidentiality obligations.
- With your consent or at your direction: This includes situations where you choose to share an Occupi listing to a third-party platform. Occupi does not control those third parties, and their privacy policies apply.
- In corporate transactions: Information may be shared or transferred in the event of a merger, acquisition, corporate restructuring, asset sale, or similar transaction.
- In anonymized or de-identified form: Occupi may share aggregated or de-identified data with third parties for analytics, service improvement, and similar purposes.
Third Party Online Advertising & Cookies
Occupi uses certain online tools and third-party services to support functionality, analytics, security, and advertising, as described below.
- Advertising: We participate in interest-based advertising and may allow third-party advertising networks, social media companies, and related service providers to collect information about your use of our services over time to deliver targeted advertisements.
- Social Media Widgets and Advertising: Occupi may use social media platforms to display advertising. These platforms may collect information through their own tools to support interest-based advertising.
- Third-Party Partners: We may use third-party analytics services to understand usage patterns and improve our services.
- Cookies: We and our third-party partners may use cookies and similar technologies to operate our services, support security and fraud prevention, enable functionality, and assist with advertising or analytics. You may be able to manage cookie preferences through your browser or device settings.
- Email Pixels: We may use pixels in emails to understand engagement with our communications.
- Analytics: We may use analytics tools to collect information about how users interact with our website or app for purposes such as improving functionality, content, and user experience.
- Online Tracking and "Do Not Track" Signals: Our services do not currently respond to "Do Not Track" signals. If this changes, we will update this Privacy Policy.
Control Over Your Information
You have the ability to manage how your information is used.
- Updating Your Information: You may update or correct your profile information and preferences through your account settings or by contacting us at help@occupi.app.
- Deactivating Your Account: Deactivating your account will stop communications from Occupi and terminate links to third-party services. We may retain information for legal compliance, fraud prevention, backups, and analytics. Pending transactions will continue to completion.
- Correcting Credit Reports: If you believe your credit information is inaccurate, you may contact the credit reporting agencies directly: Experian, TransUnion, or Equifax.
- Opting-Out of Certain Online Ads: You may limit interest-based advertising through your device settings or industry-standard opt-out tools such as those provided by the Digital Advertising Alliance (DAA) or the Network Advertising Initiative (NAI).
- GLBA-Covered Data: Our GLBA Privacy Notice explains your rights to limit the sharing of your financial and GLBA-covered information.
Storing and Deleting Information
Occupi will retain your personal information as long as is reasonably required to deliver the services you've requested. Record of your account's existence and associated activity will remain securely stored by Occupi after you stop using the platform regularly in case you return after a time. To request to have your account and all associated information deleted, please contact help@occupi.app.
Retention of personal information collected by Stripe, Plaid, Twilio, and TransUnion, in the process of delivering Occupi services is not governed by Occupi. Please review their privacy policies to determine how they retain your personal information and how you can request to have your information deleted.
Securing Information
Occupi uses industry-standard security measures to protect your information, including encryption. We cannot guarantee the security of internet traffic, though, and we recommend keeping your Occupi password confidential.
Selling Information
Occupi does not sell any individual user information and does not share any user information other than as requested by the user for delivery of the services. No opt-out is required.
Applicable State Laws
Occupi follows all applicable state privacy laws. Customers in states such as California and Vermont may have additional rights regarding how their personal information is shared. For example, Vermont customers' information is not shared with affiliated companies without consent.
California Consumer Privacy Act (CCPA): If you are a California resident, you have the following rights under the CCPA for personal information not covered by federal financial privacy laws:
- Right to Know: You can request the types of personal information we collect, where we collect it from, why we collect it, and with whom we share it.
- Right to Delete: You can request that we delete personal information we maintain about you.
- Right to Opt-Out of Sale: You can opt out of the sale of your personal information. (Occupi does not sell personal information.)
- Right to Non-Discrimination: Exercising your privacy rights will not result in different treatment by us.
Some personal information is covered by federal financial privacy laws like GLBA and FCRA, which may limit your CCPA rights. You can make a request by emailing help@occupi.app.

Children Online Privacy Protection Act (COPPA) is a federal law that imposes specific requirements on operators of websites and online services to protect the privacy of children under 13. It is Occupi's policy NOT to (i) sell any customer or consumer PII to third parties, and (ii) collect PII from individuals under the age of 13, as defined by COPPA, and under the age of 16 (per the CCPA). The Occupi App is not directed to, and we do not intend to, or knowingly, collect or solicit personal information from children under the age of 13.
Privacy and Opt-Out Notice: We provide the Privacy and Opt-Out Notice to all consumers at account opening, enrollment for a new service, if there are changes to our privacy practices, and annually thereafter, if required by law.
Reporting Unauthorized Disclosure of Personal Information
If you suspect that your personal information has been accessed or disclosed without authorization, please contact our IT team or Senior Management immediately. Incidents may include any situation in which customer personal, financial or health information or records may potentially be lost, misdirected, or in any way accessed by unauthorized individuals or parties. Occupi's unaffiliated third-party service providers are instructed to report all unauthorized access to, and disclosure of, any customer information.
Privacy Policy Changes
This policy may be periodically updated. The policy published at paywithoccupi.com/legal/privacy-policy will always reflect the latest policies, and should an update be made that impacts your information, we will notify you of the change.
